J, you could quit claim your interest to your ex-wife but it won’t give you anything positive in return. And the bank certainly won’t want just half of the property.

Would your ex-wife consider quit claiming her half directly to the bank? She might do that rather than deeding it to you, (who she probably doesn’t trust anymore). Emphasize to her that she’d benefit by not having a foreclosure against her credit.

Other than that I don’t know how you could solve your problem since all solutions require you and your wife signing.
