Eric, no I don’t wait for any particular time period. Whenever I sell or refinance the property is when I’m going to get title insurance.

Getting title insurance before you need to give it to someone is a waste of money because it would only be effective from the moment you received it and not before. So if you bought the property with any title imperfections at the trustee’s sale they aren’t going to disappear just because you want title insurance one month later.

You won’t have any problems getting title insurance whenever you resell or refinance.

Eric, maybe you’ve got title insurance mixed up with fire insurance or homeowner’s insurance. Fire insurance is what you want to get as fast as you can after you buy a property at the trustee’s sale.
