I have not contacted them yet but would like opinions on how to approach them. They filed NOD on July 2 so there is some time before the NTS. The trustors have no hope of doing anything. I believe that now that the market has turned there will be all sorts of properties that are in the same boat as this one. I would like to focus heavily on this method of acquiring property.

I think if you approached HFC with the current data showing this property’s current market value, and making them a correspondingly adjusted offer for their junior position, that they just might take it. Look on their trust deed and their NOD for their loan # and any reference as to which particular person within HFC is involved with the disposition of that particular loan.

I predict you will be surprised by HFC’s willingness to dicker on these deals.
