Todd, yes the trust can avoid the payment of the documentary transfer tax, but if that’s all it did it wouldn’t mean enough to anyone to go out of their way to use it. So in addition to your point, it also provides great anonymity of ownership, avoidance of probate, sidesteps the due on sale clause, avoids involuntary liens from attaching to title and insulates the title of investor property from the pecadillos of life (death, lawsuits, divorces, etc.).
