: One that is capable of finding folks willing to sell their property at a subsantial discount on a consistant basis would not need/want to work for a mere 10% (or other smalll %). If they are that capable, they will want to be in the "drivers' seat". My experience has shown that there is always more $$$ available than good deals. If one has a deal, the $$$ can always be found, usually locally. Don't believe it, Just run an ad something to this note in the local newspaper:
: Need investor to partner with me on bargin real estate deal. Buy $ 250k house for only $175k. 1st Deed with good LTV.

: Readers--a much better solution is to get trained and learn how to find the deals and the $$$. Ward does a great job of teaching you both in his 3-day workshops. Get over the initial cost--Just Do It!!

Reg L. everyone "thinks" that it is easy to come up the financing along with dealing with the homeowners, and closing these types of transactions. If it were that easy every one would be " in the drivers seat" 10% on an avereage transaction price of 150k = 15k, not bad for a few hours work, compared to your theory, obviously you are a new one to the area of foreclosures so your lack of information and understanding of the process is understandable.
