In all that time I have never had one instance of a homeowner or tenant ever “trashing the house”. We're talking about taking over between 200-250 properties. So the chances of an ex-owner, or especially a tenant, committing any vandalism on your very first buy have got to be infinitesimal. Yes, I have a certain manner and procedure I go through at this juncture in the post-sale phase of this business, but I think most of my success with defeated owners is attributable to their general meekness when told the foreclosure ordeal is finally over. It reminds me of the typical long distance runner in track sports who, when finishing a race, slumps to the ground with no more energy to take another step. Of course, if you give the vanquished a reason to dislike you, because of your callousness or joy over their defeat, they will resent you and try to make things tougher on you than they need to be. I think one of the best things you can do to prepare for this task is to think of what you would want to happen if you were in the same situation as the homeowner you’re about to face for the first time. What would you want? And what would definitely tick you off? Hope this helps.
