Gary, I think one should go shopping for an independent escrow company and a local title company before they do any real estate deals, whether or not they’re foreclosures. Picking these crucial safeguards beforehand, and then insisting on using them regardless of which side you’re on in a real estate purchase or sale, will endear you to them and really pay off in the long run when you need extra service of some sort.

If the escrow company and the title company of your choice don’t have foreclosure experience, don’t worry. Most of them are open to the challenge.
