: Ward,

: Of course to participate in purchasing pre-foreclosures, I expect to be familiar with the California Civil Codes pertaining to them? In all the years that you have been involved in this
: business, have you seen many changes so that it is necessary
: to review them annually?

Gary, when I first got interested in foreclosure investing I was hungry for knowledge and hoped that the self-proclaimed experts of the day could teach me what I needed to know. But every single time I got ready to take their weekend course I’d back off because of the number of obvious code changes that weren’t reflected in their initial “teaser seminar”.

It seemed fundamental to me that at least once a year they could review the applicable codes and make the necessary adjustments. So I exhort my trainees to do so once every year, on their birthday. And I take my own advice.
