Troy, CA Civil Code Section 1695 (see link below for “Foreclosure Codes”) dealing with buying from defaulted homeowners before the auction sale, requires that for 5 days after entering into an equity purchase agreement, you must stand ready to cancel it if the seller changes her mind. Part of that code section requires that you even provide the cancellation form for the seller’s possible use.
