Sarah,

Generally you’d expect to need lots of cash to participate in foreclosure investments in CA. However, if you go out during the 4 months prior to the trustee’s sale and negotiate with owners in distress, you’ll need far less cash—perhaps $5,000 to $10,000. And that’s the foreclosure that’s hot right now.
