deficiency judgement? NY

I saw a lawyer who has been working in upstate NY for his entire life (He's nearly 80). He told us he has NEVER seen a foreclosure that resulted in a deficiency judgement, even though it is 'allowed' in this state. We were going to get a loan out to bring the account current and try and rent the home (We no longer reside there, but have been unable to sell it). He told us he'd NEVER recommend a loan to satisfy a bank/etc. because it will just add up more debt. Has anyone here in NY ever had the defiency judgement brought against them, and how can they indeed do so if you couldn't pay to begin with!??
