: Ward, ============ Alfred, I'm sure it's as competitive as can be in every large, cosmopolitan area in CA right now. But there is one immutable truth—nothing stays the same. But in the meantime you can do two things. Change your foreclosure game or your location. For example, if you're going to the auction sales without much success, try approaching owners before the trustee's sale takes place. Almost everyone who's working with owners has a smile on their face and making an average of about $20,000 to $25,000 per deal and doing at least one or more per month. Another change you can make is to switch to working a smaller county nearby. As you know, the smaller populated counties don't have foreclosure notice services, nor property information services like DataQuick or Damar or MetroScan, etc. In such an environment you truly have the advantage over competitors who can't function without such services being available.
