(Early bird gets the worm) : Thanks =•=•=•=•=•=•=•=•=•=•=•=•= 1. To be able to determine the condition of a property’s title you need to learn how to do an accurate and efficient title record search. In my opinion it’s an activity that has to be taught to someone rather than a skill that can be acquired through reading a book. To find a teacher you’re best advised to find a current title searcher who goes into your local recorder’s office on a regular basis searching titles for some company. Ask them to teach you. As a last resort you could take our foreclosure training which incorporates learning how to search titles at the recorder’s office. 2. TN is a trust deed state that uses a non-judicial foreclosure process. The initial part of that process is for the foreclosing trustee to record a Notice of Default. So go to the recorder’s office daily and take down all the newly recorded NOD’s. You’ll have your own early-bird list of new foreclosures before they get published in the newspaper. Good luck.
