Thanks ,
This one has really been bothering me as I trek all
over the county, wondering if I was wasting time by not
leaving anything.

Your suggested times make sense. When I did telemarketing we called
mostly at two times of day. Evenings and Saturday mornings.
I've been getting the results I mentioned doing evenings
and weekend afternoons.

: : In about 50% of cases, either nobody is home or the owner himself is gone. (I'm compiling stats to share later with this message board).

: : Is it to my advantage to leave one of the following?
: : . an offer filled out as accurate as I can make it
: : . a blank offer with cover letter
: : . just a letter
: : . anything else?

: : Or is it better to leave nothing, and start fresh with negotiations in person.

: Greg,

: Most people are likely to be home around supper time and on Saturday morning. If they aren’t there when you stop by I would leave nothing. If you leave an offer without seeing the interiors it appears like you’re trying to steal the place. And a blank offer appears like you’re willing to pay anything for the property.

: And I don’t think a letter can persuade someone better than you could face to face. So I’d leave nothing and start fresh later on, in person.
