Splitting a 2-on-1 property.

Mike, you really have a two-on-one rather than a duplex. A duplex is two units that share a common wall or floor/ceiling.

Whether you can split your two on one into two separate, legal parcels depends on your local zoning regulations. So I would go visit your local planning department and inquire if it’s at all possible to do, given the property’s present zoning and controlling regulations.
