Country Club Blues

Ward;
Thanks for the advice on 'entering premises'. I did as you suggested and it worked out perfectly. But my problem now is the Country Club where the house is located has informed me that I'm suppose to pay them 1% of the sale price as per their HOA regulations. However, they admit this is the first time a unit in the country club has been sold via a foreclosing trustee's sale and they aren't exactly sure what to charge me. Question: Can they enforce the 1% commission despite the fact the house wasn't sold through the conventional means (Country Club approved realter, etc)
