Investor cashout refinances...

Ward,
Regarding our correspondence about finding a way to get fully cashed out of a property and not have to leave 25% behind, etc. Just to let you know... I have found a company that will do it! It's a mortgage company with private money that consider themselves to be innovative and "outside the box" when it comes to lending. They cater to successful investors. They loan in many states and have good connections for the states that they don't lend it. They will do 85% LTV on the current appraised value of the house (not the price I paid for it); 15-30 year fixed; at this time 6.5-7.5%, depending on your credit; overall you need a FICO of 620+ to make it happen.
So I've got my 90% HELOC and now I have a way of getting cashed out of the dingbats that I buy with decent terms.
What do you think about this? Anything that I need to be alert to?
