Creating a trust for Mom.

: My aging mother owns her home free and clear in Pennsylvania.
: She's still going strong, but wants to put her house in some sort of trust so that upon her passing probate can be avoided and the house can pass to her four children in the cleanest, easiest, cheapest fashion.
: Should she put it in a title holding trust, and if so, how does this happen, for how much, etc.

Jimmy, holding title in a either a living trust or a title holding trust will allow your Mom avoid probate. However, the living trust was created specifically for the task of avoiding probate, so if that's your main concern I would have a local attorney who specializes in living trust matters write up a living trust for Mom.
