Title Search...Ward, I went to the local court house and did a title record search by the defendants name. The first record that came up was in 1990, the thing was it was for only 7,567.00 The house is valued at 145,000 by the county. There were many other liens that soon followed some were satisified while others were not. The one going to auction is the last one I could see on the search by his name and was for 112,000 in 1998. The Mortgage company is going after him for 72,300.00 + other fee's with a total of 84,450.00 It was the most senior lien as far as I could tell. I just don't understand why the first lien against the house was only for 7,567.00. Is there a way to search the property by address and not by owner? Maybe he sold another house and was 7 grand short for this one? I also hear a lot of people talking about mechanics liens/judgements against the people. Will that type of stuff show up in a Title Record Search? Do I need to look elswhere? I looked at 6 titles and none of this type of information showed up. I wish you resided a little closer to me. I would definitely attend your 3 day workshop to learn the art of Title Searching.
