Does the title company keep duplicate microfilm of all of the county records, or just what they courier'd to the courthouse? (That would imply you need to identify which title company prepared which document at the courthouse, then request them later from the appropriate sources.)

1. Title Searching Service
Percano uses the name of a grantor/grantee, submitted by the client, to conduct a title search on a specific property (the purpose of which is to identify who is the owner of record and what liens if any are attached to the property.) The following information is then provided to the client:

§ All liens of record
§ All subsequent changes of record
§ Any notices of default or sale
§ Annual property tax
§ Property description (number of bed/bath, building ft2, lot ft2, year built, amenities, zoning)
§ Comparable Sales Data

The Client may provide search requests via email or fax, and will receive the completed report via fax or email within 3 business days.

2. Foreclosure Searching Service
Percano can search for properties that have begun the foreclosure process, either at the Notice of Default or the Notice of Trustee Sale phase. Properties are selected based on Client’s criteria, including: location and type of property, maximum bid, minimum equity, and desired position in the chain of title.

A title search is then conducted on the selected properties, yielding data itemized in section 1 above. If there is equity in the property (i.e. if the expected full market value, based on comparable sales information, is greater than all senior encumbrances), the property is then forwarded to the client.

Upon request, Percano will provide assistance and bid counseling.

Percano will forward foreclosure opportunities to the Client via fax or email.
