I'm new to the game and have become stumped trying to determine the Chain of Title on a prospective property. I don't have a 'special relationship' with any of the title companies, and have been quoted between $400-$500 per search request. That's too expensive when multiplied by the number of deals I've been told I'll have to look at before I find a winner. I've gone to the Los Angeles county recorder's office and find it a complete mess. How can I solve my problem? =•=•=•=•=•=•=•=•=•=•= Amy, We teach the hands-on skill of researching the title record to real property in the county recorder’s office as part of our main, 3 day foreclosure class here in San Diego. We teach one-on-one, or at the most, one-on-two. The only other party I know of who even attempts to deal with the subject is another attorney, John Beck, up in the San Francisco area. The drawback with John’s class is that it’s just a five hour junket to the recorder’s office with 6 to 10 students. You might type the two word term, title record, in the search window at the top of our foreclosure discussion board and see 44 different postings on the topic. Hope this helps.
