: Since I am in Oregon and the TSG is available, what information =•=•=•=•=•=•=•=•=•=•= Jock, A Trustee’s Sale Guaranty (TSG) is as accurate as a normal title report concerning who owns the foreclosure property and all the voluntary and involuntary liens against its title. Its accuracy, compared to the accuracy of the title record at the Recorder’s Office, is about 98%. So accuracy isn’t as much of an issue as is the cost of the TSG’s per month. I, like most full-time foreclosure investors research about 300 foreclosure prospects per month. So 300 X $20-30 is $6,000-$9,000 per month—far too much to make it a feasible prospect.
