I don't know what state you are in, but in Ohio you can go to a foreclosure sale and put as little as 10% down if you are the successful bidder. You then have 30 days to get financing and close. If I were you, get prequalified by a lender and ask for a letter of credit from that lender. That way, you have proof that you are good for the remaining 90%.
