Rich, unlawful detainers are never any fun, however, there are some things you can do to make the process easier. First I'd show your tenant-in-sufferance a copy of the Trustee's Deed Upon Sale. He may not be impressed, but he might respond more when you explain that once you file a U/D (eviction) this puts him on every landlords don't-rent-to list. The only landlord who will likely rent to him is a slumlord type, or as my friends say, "landlord to the economically disadvantaged." I personally like to offer cash if they'll move by the next weekend or sooner, paid when and only when they are cleared out of the property. I've even helped by showing up with a truck and moving crew (I don't much to chance). Don't let them leave anything behind becasue that will only give them a reason to return. I learned that trying to be a nice guy and store their stuff is a bad idea (one that required my calling the Swat team about a dozen years ago). Figure out how much it will cost you for the eviction and lost time, interest, taxes, lost rent, etc. and make them an offer that makes sense. Tell them "we can do this the easy way, or the hard way, and that you're OK no matter whatever they decide.

As for eviction services, We use a law firm in Glendora, CA (Liddle & Liddle phone 626.963.1638). I met them thru the company that does our foreclosures (I own a mortgage company) and they are by far the best service we've used so far. Hope this helps.
