Sean Wagle:

Some first hand experiences here:

Ward is right, in the end you must use the persons
name.

First get very good with the computer system in each
of the counties that you work. Doing tracks by the grantor
grantee name is usually easy. But spend a few extra minutes
and also learn how to do tracks by property description
and TD/RDT. The faster you can look at the data from
multiple points of view, the better you will be when
it comes to the pinch. Also the more assurance that you
will have in bidding.

I would also suggest that any prospective foreclosure
investor does some self training in the area from home.
How? Some counties have data portals on-line. This allows
you to search the data bases at leisure, after hours.
Nominally these are not the best counties to invest in.
Mainly because the online data brings out every boozo with
two nickels to the auctions. But they are good for leaning.

In the end you must return to the blind name search.
Why? Because some liens (such as a TJ or UFT) will only
appear against the person, but be attached to the property.
And, of course, you need this information.
