Ron, it basically boils down to time–how long you held each property. You’ll probably be a dealer on those held less than a year and an investor on those held longer than a year.

I’m sure you know that if you move into one of your foreclosures and fix it up and then resell it after two years of living there that you pay no taxes. And you can do it every two years. Wow, what a tax haven that is.
