Ward:

Thanks, I think that this gives me the information that
I need. If I purchased the foreclosing TD at auction I can
base my purchase on the FMV of the property. However, the
most likely (cheaper) senerio is that the new BFP will receive
a payoff (from insurance) for their lost equity, and I would
have to do an eviction and then resell the properly to get
my money out. I was assuming a (expensive) senerio where the
title company would pay me off, and not disturb the current
occupants.
