The lender would rather be made whole than accept a loss.
I'm sure that the Contact For Sale contained language to disclose
the sale would be contient upon Mortgagee approval of
terms of a short sale. The Seller can advise the Mortgagee
she is now capable of curing the default. The Seller should
request the mortgagee's official rejection to be in writing.
Once the real estate brokers see that the deal has been killed,
they'll lose interest. Th Seller should then seek an unconditional
withdrawal of the listing agreement.

The Seller better make sure that the Knight in Shining Armor is
ready, willing, and able to perform.
