Transfer DeedsAs the newly assigned holder of a note and 2nd DOT, what would be the best way to transfer title in a small equity ($1,000 1,500) buy-out from the current property owners, Quitclaim or Grant Deed? If I take title subject to the 1st, get Deed signatures notarized, exchange cash for deed and bring everything current (reinstate 1st, back property taxes, HOA, Sewer, etc.) do I need a costly escrow? I will be selling this Nevada property immediately giving title insurance to new buyer. I plan to do a thorough records search prior to transfer. Thank you, Jim Follow Ups:
