Conitnuation To: Putting The Brakes On A Short Sale ..

My friend (from the "Putting The Brakes On A Short Sale" scenario) has offered to quit claim the property to me for bringing her mortgage current, while maintaining the mortgage in her name. If she does this, could the mortgage remain unchanged (in her name)? What are the reprocutions of executing a deal like this, including the risks and benefits for us and for her? Is this even legal? Her thoughts are that if she can't remain current and falls into this problem again, then we would be in position to assume control of the property and rent it to someone else or even sell it to regain the cost associated with helping her out. Her immediate plans are to continue living in the property for at least the next 6 months to a year to see if her situation can improve.
