Searching for local foreclosures in TN.

Bill, you’re state of TN is a non-judicial trustee state. Therefore your foreclosures go through a Notice of Default (NOD) and Notice of Trustee’s sale (NOTS) procedure. The two notices are recorded in your local, county recorder’s office.

Generally there’s a local foreclosure notice service that you can subscribe to that will find the NOD’s and NOTS for you and send you the info on a daily or weekly basis. If it’s available then you’d probably want to subscribe since it will save you hours of research time down at the recorder’s office.

The notices (NOTS) that are advertised in the local paper usually appear close to the auction sale of a foreclosure property. So if you want to know of all foreclosures a lot earlier then you’d want to follow the NOD’s.
