Probate Real Estate In CA

I live in an area where there just aren't many foreclosures to pick from.. I have been investigating them now for over 8 months. I am always after them and have a few in the works, I am even after some junior leins and paying off senior. I have only tried approaching one door at the default notice.. Good results He let me in and showed me around, I asked him if he would sell but he insisted that his payments were going to be caught up. HA HA wouldn't ya know after 3 months of postponments it went and I missed it!!
Wow did I learn my lesson.
Im interested in knowing if anyone knows anything about probates? I have been checking them out at the court house etc.. I know the basics but has anyone ever tried to buy before the court sale? (By approaching executor and heirs?) after appraisal of home. They cost much more than foreclosures but there are more to choose from here where I live.. Any pointers would be helpful> KIM
