Help in Arizona

I recently lost my job due to a downsizing and would love to take this opportunity to purchase and flip distressed property but could use help in getting started. I can't really afford to spend 6 months pursuing my first deal. Am I being unrealistic? Like many of the folks on this forum, I have read endless books and purchased tapes over the years but what I could really use for the sake of building confidence and making good decisions from the start is a personal "mentor". I have had no luck finding help in Arizona. Do you know of anyone in Arizona or an organization I could contact for help?

I have identified what I think are the three ways to purchase distressed property...in pre-foreclosure, at the auction or from a foreclosure "wholesaler" who has purchased at an auction (and marked up his price). Do you have strong feelings on avoiding any of these as a beginner or what I should be wary of? Any help would be appreciated.
