It’s quite uncommon for a foreclosing institutional lender to sell their defaulted promissory note to an individual lender. They just don’t trust the ulterior motives of the individual buyer. Lenders fear that any subsequent hanky panky committed by the individual note buyer could cause the lender to be characterized as an enabling co-conspirator in the shenanigans of the note buyer.
