: Hello All, =•=•=•=•=•=•=•=•=•=•= Kal, first of all it’s not possible to buy title insurance before you buy a property at a trustee’s sale. I guess you could buy a title report for $300 or so, but that would be wasted if you didn’t actually end up getting the property at the sale. So the pros either learn how to research the title record down at their county recorder’s office, such as I have, or develop a close relationship with a title company as a loyal customer worthy of special privileges. I have never made a title mistake in all my 20 years in the business—that's how reliable the county recorder's records are. So for unparalleled accuracy that's free, I'll stick with the official record at the Recorder's Office. The trustee’s deed is usually forthcoming from the trustee within 10 days of the trustee’s sale.
