Then determine the present fair market value of the property by determining what similar property sold for in the same area within the last 6 months. Then do your title record research at the county recorder’s office and find out all the open liens, both voluntary and involuntary. Then figure out the relative priority of the foreclosing lien and how much you think you need to spend to rehab the property and put it into saleable shape. Finally, while you’re down at the county offices you might check with the tax collector on how much the delinquent property taxes are. Hope this helps.
