: Is there any law in California limiting the amount of fees a foreclosure trustee can charge? Does the fact that the trustee sale never took place impact that fee structure? Is the trustee obligated to substantiate the "costs" portion by providing some proof (receipts) of those expenses?
: I have saved a house from foreclosure by buying it directly from the owner, and the fees on the demand seem outrageous.

Andy, CA mandates a maximum amount a Trustee can charge to process a foreclosure from beginning to end. If the Trustee's Sale never took place then the total would be reduced somewhat to reflect it.

The party entitled to a breakdown of the Trustee's fees would be the ex-owner of the foreclosed property.
