: : Ward,
: : Re: the possibility of getting the property at my TTEE sale on my 2nd position note due to no other bidders... do I get any protection from the fact that hazard insurance is being taken care of by the 1st, or should I ignore that and get my own hazard insurance as protection until the house is rehabbed, sold and out of my ownership? Thanks in advance.

Ward,

I'm glad this post came up. I just called my insurance agent (State Farm) to
inquire about fire/hazard insurance. She told me they wouldn't
insure a property that was being rehabbed and that was vacant. So when
I talked to a insurance broker that she referred me to, he told me that
they would insure such a property but that it would cost 3-4 times
a normal policy. Is this generally true? Who do you use to insure
your rehab properties at a reasonable cost.

Regards
Gary
