: For those who've been successful buying preforeclosures, what is the best way you've found to attract potential sellers: sending out direct mailings or going door to door? Or, are there other avenues you've found to be advantageous? I've been "mildly" successful, at best, going door to door and leaving personal letters on those homes where no one's home, but I'm not sure putting hundreds of miles on my car with a very small response rate is the most prudent way of working this business. For those of you who are doing well in this area, please send your replies. I'd like to make this a $200k a year business, and I have tons of money to buy homes. Thanks for all quick responses. ============ Mike, you seem to conclude that the reason for your mild success, when contacting owners before the sale, hinges on just the methodology of your initial contact (in-person or by mail). I think its a combination of your face-to-face contact and what you do and say in the first 4 minutes of your contact with them. I think it would be more productive for you to tell us your approach and what you actually say to the people when you first meet them. My work with trainees in this area has been eye opening. Especially when I see one person consistently making one to two deals every month and others consistently failing to score, all within the same county.
