Res. trustee sales and default lists daily. Does anyone have any suggestions for efficiently obtaining the trustors phone numbers in order to contact them prior to the sale? I have been using smartpages.com/whitepages.com and only a few of the numbers are listed. Additionally, they are often disconnected when they are listed. I am also sending letters that simply explain what I do asking the trustors to call me for a free consultation. Is there a more efficient better way to do this? =•=•=•=•=•=•=•=•=•=•= Mark, In a word, expecting defaulting trustors to call you in response to the mail you’re sending them concerning their foreclosure and a free consultation with you—forget it. They receive an incredible amount of similar mail that’s triggered by the recording of their Notice of Default. The quantity of mail is so much that they are overwhelmed by it all and don’t even bother to open it! The most effective route is by direct contact since very few people (probably yourself included) will to take the time necessary to go door knocking, unannounced, in the evenings and on week-ends. You are getting a taste of the amount of work involved in this business. But in a way it’s a godsend, because it turns off almost 99% of your would-be competitors. I have personally trained a fair number of successful foreclosure investors working with owners before the sale and they all tell me it’s a lot of work, but they’re making a lot of money every month too.
