: Hi Ward
: If you buy a property at a ts sale that has liens recorded after the loan in foreclosure what proof do you have that they were wiped off the title? Who does that? What documents are used? I am asking because I want to be sure that I can get a loan or sell the property without title problems.
: P.S. I am anxiously waiting for your reply to my 2nd e mail
: Thank you

Bryan, the junior liens that are wiped off title by the foreclosure of a senior lien are wiped off figuratively, rather than in actuality. So nothing more than the recorded trustee's deed is required to "wipe the title clean".

It's relatively easy to figure out what was wiped off title. It amounts to everything that was recorded between the recorded lien that was foreclosed and the subsequent recording of the trustee's deed, plus all ownership interests.
