The HOA covenants were almost certainly recorded prior to the
1st Deed of Trust. Depending upon the terms of the covenants the
HOA liens (recorded or unrecorded) may or may not be senior to
the foreclosing loan (usually not). You have to read the terms
of the covenants to be sure. I dont have a clue about why they
would have announced the amount of HOA fees at an auction.

: If you buy a property with delinquent HOA fees but thay are not recorded as a lien do thay get wiped at TS sale? Or what if you buy from the owner do you have to pay the delinquent HOA fees?
