David, you should always suppose there’s something more against the title of a property until you have done your title search on it.

If you can’t use the CMDC then use one of the five other ways to LOCATE the value of the property.

Usually the loan servicing company is working on behalf of the owner of the trust deed. So I’d call and inquire who the actual beneficiary on the trust deed is and write or call them with your offer.
