Thanks for your reply Ward. But I am still uncertain as to how I prevent the house
from being foreclosed on if it is already scheduled.
Do I call the mortgage company after I get the information from the seller?
Also, how do I get the exact dollar amounts for the foreclosed mortgage so that I
can offer this amount on the purchase agreement. I would like to show up
prepared to have the sellers sign the purchase agreement and not have to wait to
get accurate figures. Or even worse offer the wrong price. I plan to pay the sellers
at closing out of my own funds but finance the property through a tradiional
lender.

Donna, if you’re using an escrow then escrow will contact the foreclosing lender and get the payoff figures. Ask escrow to ask the lender to temporarily stop the foreclosure to allow the property to be sold.

Escrow will ask for the lender’s payoff demand which will be an exact dollar amount as of a ceertain date and grow daily by a certain amount. So it will be a determinable figure.
