Erica, what state do you live in? And do you have at least $10K saved up? If you do you could possibly take over someone else's property that's in foreclosure, make up the back payments, spruce the place up and resell it in a few months.

Give the defaulting owners a thousand or two to move and the rest of what you owe them when you resell or refinance the property.
