We just closed our 100th property today. It's rough out there, and margins are sometimes (most of the time now) thin, but we are starting our third year in October, and the tools you provided have been very helpful (as the forum has been). I envy your dingbat life, but know you still have to look across the table, at times, and resist the urge to say, "sorry, I just can't help you. You should try day-trading."
