You are buying at the sale subject to the effect(s) of the Lis Pendens.

Possible outcomes that I can think of:

1. Sale is unwound either now or later via a recission of trustee's deed upon sale

2. Action is resolved between parties without your direct involvement

3. Trustee and lender tells trustor to pound silica silicate granules

4. You offer some "grind" to make trustor go away with some pocket money so that you can complete your project

5. Trustor disappears down the rabbit hole and suit is dropped (because, ostensibly, plaintiff's counsel not paid)

Did I miss any obvious or really outlanding possibilities (meteorite, civil unrest, etc.)?
