Judicial foreclosures are pretty rare in CA, but they do occur. I have pretty well reversed engineered all the scenarios that I could come up with for acquiring various distressed properties in the SB county area, including monitoring IRS lien sales and property tax sales. Even met with the County tax collector. Got a group photo in front of Neverland Ranch (directly across the street from the private Boys School...really!), getting the guard to take the pix and explaining that we were a group of foreclosure buyers.

Anyway, they do a few things a bit differently there when big bucks are involved. Judicial foreclosures can be the result of most any property arrangement whereby the attorney for one interest wants to eliminate the legal or equitible interest of another party. See it in Partition Actions, too.

I think that the Writ of Execution is the animal that triggers the Sheriff's Sale, isn't it? BTW, They got an interesting Sheriff there who's not afraid to be in the news.

As an alternative to the Courthouse (which is believed by some to be one of the most beautiful in the U.S.!) you could monitor adjudicated newspapers. I don't know which paper(s) cover the judical/geographic districts that interest you, however I would make a trip the the main Superior courthouse in Santa Barbara and talk to the clerks there. You may find that the area you're interested in can be filed in Santa Maria.

When I was fully involved in the search for a ranch in Santa Ynez Valley the market was goofy-hot and about all I could swing was a postage stamp size lot in Sisquoc. Let us know what the current market seems to be...
