Taylor Bean was a mortgage company not a bank. Taylor Bean was put into receivership. The receiver has to liquidate their remaining assets so it's highly likely the subject loan was sold to another entity. Nobody regulates trustees.

It's possible in a huge vacation month like August that most officers with the recorded power to execute documents on behalf of the current note/receiver holder may not be in the office. It could be that as few as 2-3 have that recorded authority. It's not as simple as going to the mail room and asking the first clerk you see to sign the document. Still it's management responsibility to see that the deed is executed and returned in a timely manner. You and I would consider that basic management foresight, but you'd be surprised how often that is overlooked/considered in the real world by all organizations at all levels.

I would fax the trustee until they acknowledge you or you receive the deed.
