But I also lost out on a deal that went back to bene because I just didn't have enough cash that particular day. After the sale I went back and RE-researched this "fish that got away" (title,comps,etc) and sure enough it still penciled. There was good money in that deal....and noone bought it. You might think Greg's got a dorky personality...but he's no "real estate" dork. I've had little to no personal interaction with him, but I can tell you this.... : He's "able" to bid up these deals and still make a vast fortune by managing his money well. Leverage is what he's all about and he's one of the best. Don't be a "hater" just cause you can't figure out how he's doing it. The guy doesn't return to the sale day after day if he's losing money. JK's right...buy cheap enough! If you qualified and started bidding on the deal that went back to the bene, then others would have probably noticed and jumped in and bid it up.
